CC&Rs All Mt. Olympus properties are governed by covenants, conditions, restrictions and reservations ( CC&Rs) contained in a twelve-article legal document entitled Declaration of Establishment of Restrictions. The entity is charged with enforcement of the CC&RS for Mt. Olympus property owners is called the Declarant. The Declarant is the Mt. Olympus property Owners Association (MOPOA). The articles of Declaration discuss the property regulations, defines the uses of property, character and size of buildings, fences and trees, sign, plan approvals, damage or destruction of improvements, setback and location of buildings, maintenance of property, duration, scope and construction of Declaration, and enforcement of conditions. While no detailed analysis of the CC&Rs is attempted here, the following are a few highlights (with the applicable article numbers): 1.
Properties shall be used for residence purposes only. (3.01) Since the CC&Rs directly affect all Mt. ARCHITECTURAL APPROVAL GUIDELINES – IF YOU PLAN TO
BUILD REMODEL OR RENOVATE YOUR PROPERTY The Architectural Committee of MOPOA reminds all new and present property owners in the Mt. Olympus Development that ANY construction or repair that is visible from the outside (front back or sides of the house) or involves opening an exterior wall MUST have approval from the Architectural Committee. Such approvals are also required for pools, decks, fences, walls and any other exterior construction. This Architectural Approval process is a legal requirement of the MOPOA Board which is the Declarant of our Development, and applies equally to ALL residents. The need for this is obvious, as this process maintains the esthetic harmony of structures and surroundings, preserves the view rights of all residents, and enhances the value of our properties.
